Al-Kāfi - The Book of Commerce Chapter: Security Deposit ( Al-Rahn ) Mortgage َّدُ بْنُ يَحْيَى عَنْ ٠َّدِ بْنِ الْحُسَيْنِ عَنْ صَفْوَانَ عَنِ ابْنِ بُكَيْرٍ قَالَ سَأَلْتُ أَبَا عَبْدِ اللهِ (عَلَيْهِ السَّلا٠) عَنِ الرَّهْنِ فَقَالَ إِنْ كَانَ أَكْثَرَ ٠ُرْتَهِنِ فَهَلَكَ أَنْ يُؤَدِّيَ الْفَضْلَ إِلَى صَاحِبِ الرَّهْنِ وَإِنْ كَانَ أَقَلَّ ٠َالِهِ فَهَلَكَ الرَّهْنُ أَدَّى إِلَيْهِ صَاحِبُهُ فَضْلَ ٠َالِهِ وَإِنْ كَانَ الرَّهْنُ سَوَاءً فَلَيْسَ عَلَيْهِ شَيْ‏ءٌ.

He (the Imam) said, ‘If it is more than what mortgagee has provided and it is destroyed, the difference must be paid to the mortgager; but if it is less and is destroyed, the one who has the extra must pay the difference to the mortgagor, and if both sides are equal then there is nothing to dispute about.’” وثق كالصحيح - Allamah Baqir al-Majlisi (Mirʾāt al-ʿUqūl fī Sharḥ Akhbār Āl al-Rasūl (19/279))
